Phillips Edison & Co. Inc. is a real estate investment trust focused on owning and operating grocery-anchored neighborhood shopping centers. The company’s portfolio is centered on high-quality retail properties that are typically supported by necessity-based tenants, with a mix of national and regional retailers serving local communities across the United States. Its grocery anchor lineup includes Kroger, Publix, Albertsons, and Ahold Delhaize. As of December 31, 2025, Phillips Edison managed 324 shopping centers, including 297 wholly owned properties totaling 33.5 million square feet across 31 states, plus 27 centers held through three institutional joint ventures. Incorporated in 1991, the company operates through a vertically integrated platform and a broad national footprint.
